Originally owned by Standard Oil, this site operated as an oil and lubricant plant for decades. Port Development secured a long-term ground lease with Conoco Phillips and later Sunoco Logistics, investing millions in upgrades to optimize its multimodal access for airport-related businesses. With highway, rail, and deep-water dock connections, the site attracted multinational tenants like SkyChefs, Gate Gourmet, HMS Host, Dachser Logistics, K-Line, and Swissport.

Assisted in redeveloping a $35 million cargo center on Massport property in South Boston, MA. The 10-acre waterfront site repurposed a former WWII barrack and military warehouse to meet growing freight distribution needs including facilities serving air, sea, rail, and truck cargoes. Overlooking Boston Harbor and Logan Airport, the facility was leased to international trade companies and U.S. Customs in the Marine Industrial Park.
